Tips for Staging Your Home

Staging your home is an important part of the sales process. According to the National Association of Realtors’ 2017 Staging Stats report, nearly 77% of buyers’ agents agree that staging makes it easier for buyers to visualize themselves in your home.

There is a lot to be gained by staging your home properly. Whether you’ve just listed your house, or you are looking to energize a stagnant listing, here are a few tips that can help your home sell faster and for more money.

  1. Prioritize your Staging: There are certain areas in your home that are a higher priority than others. You’ll want to focus your efforts on rooms that have the biggest potential to influence buyers’ decisions—typically the living room, master bedroom, and kitchen. Spend less time on guest and children’s bedrooms.
  2. Clean your Clutter: Clutter takes up valuable space you will need to achieve a successful stage. By reducing clutter, you can make your home look bigger and more desirable. Some items that you should move out of sight include: un-seasonal clothes, most of your décor (besides a few subtle pieces), papers, games, and knick-knacks.
  3. Fix Things: Home staging is the perfect time to patch up the tiny nicks, scratches, holes, and any other defects that might be a detractor to buyers. Use a melamine foam eraser pad for the scuffs on the wall. You may also need touch up some of the paint. At the end of the day, you want to show potential buyers that you have maintained your home.
  4. Choose Neutral: Bright colors are your worst enemy when staging your home. Color is a personal preference, and if the colors are too bright, they could take away from the rooms themselves. You’ll want to highlight the room space as much as possible when staging, and neutrals like gray, white and taupe tend to make rooms look spacious.
  5. First Impressions are Everything: The front entrance is the first thing buyers notice when they walk up to your home, so you’ll need to make a strong first impression. Take the seasonal decorations down, power wash the front stoop, put a welcome mat in front of the door—and maybe at a potted plant or two (assuming they are in perfect condition!).
  6. Brighten the Area: Dark rooms are a major red flag for a buyer, as they simply aren’t appealing. For showings, let as much light into the home as possible by opening the blinds and turning on all the lights, including lamps and closet lights. This will not only convey a happier feel to the home, but the buyer won’t have to spend time searching for a light switch.
